Article 12 — "M-2" HEAVY MANUFACTURING ZONE

§ 12-33. M-2 Zone. Permitted Uses.

The following uses shall be permitted in the M-2 Heavy Manufacturing Zone unless otherwise provided in this Chapter:

  • (1) Any use permitted in the M-1 Zone.

  • (2) Acetylene gas manufacture or storage.

  • (3) Alcohol manufacture.

  • (4) Ammonia, bleaching powder, or chlorine manufacture.

  • (5) Asphalt manufacture or refining.

  • (6) Blast furnace or coke oven.

  • (7) Boiler works.

  • (8) Cotton gin or oil mill (non-continuous process).

  • (9) Freight classification yard.

  • (10) Iron, steel foundry.

  • (11) Oil cloth or linoleum manufacture.

  • (12) Ore reduction.

  • (13) Paint, oil shellac, turpentine, or varnish manufacture.

  • (14) Paper and pulp manufacture.

  • (15) Petroleum products, or wholesale storage of petroleum.

  • (16) Plastic, manufacture of.

  • (17) Potash works.

  • (18) Pyroxlin manufacture.

  • (19) Quarry or stone mill.

  • (20) Railroad repair shops.

  • (21) Rolling mills.

  • (22) Roofing manufacture.

  • (23) Salt works.

  • (24) Soap manufacture.

(25) Soda and compound manufacture.

  • (26) Stove or shoe polish manufacture.

  • (27) Tar distillation or tar products manufacture.

  • (28) And, in general those uses which may be obnoxious or offensive by reason of emission of odor, dust, smoke, gas, vibration, noise and the like; provided, however, that no building or occupancy permit shall be issued for any of the following uses until and unless the location of such use shall have been approved in the manner provided for issuing Special Use Permits as set forth in Article 25 of this Chapter:

    • (a) Acid manufacture.

    • (b) Brick, tile or terra cotta manufacture.

    • (c) Cement, lime, gypsum or plaster of Paris manufacture.

    • (d) Distillation of bones.

    • (e) Drop forge industries manufacturing forgings with power hammers.

    • (f) Explosives, manufacture or storage.

    • (g) Fat rendering.

    • (h) Fertilizer manufacture.

    • (i) Fish smoking, curing or canning.

    • (j) Garbage, offal or dead animal reduction or dumping.

    • (k) Gas manufacture.

    • (l) Glue manufacture.

    • (m) Lamp black manufacture.

    • (n) Oil extraction plants.

    • (o) Petroleum refining.

    • (p) Rock crusher or distribution of rocks, sand or gravel.

    • (q) Rubber, reclaiming of and manufacture of synthetic rubber or its constituents.

    • (r) Smelting of tin, copper, zinc, or iron ores.

    • (s) Stock feeding pens.

    • (t) Stock yards or slaughter of animals.

    • (u) Storage or bailing of rags, paper, iron or junk.

    • (v) Tannery.

    • (w) Used car junk areas.

    • (x) Wineries.

    • (y) Wool pulling or scouring.

    • (z) Asphalt batching or mixing. (aa) Concrete batching or mixing.

  • (29) Accessory buildings and uses customarily incident to any of the above uses when located on the same lot.

  • (30) Repealed.

§ 12-33.1. Building Height.

No building hereafter erected or structurally altered shall exceed a height at the street line of eight stories or one hundred feet.

§ 12-33.5. Signs.

It is unlawful, to erect or structurally alter any sign, or to maintain any sign which has been erected or structurally altered in the M-2 Heavy Manufacturing Zone, except as permitted in this Chapter. (Ord. 1885 9-30-66; Ord. 1957 8-30-68)

§ 12-33.6. Residential Use Prohibited.

No new residential structure shall be constructed nor any existing residential structure enlarged in the M-2 Zone. (Ord. 2346 7-3-79)
