Chapter 19.06 — ZONE MAP AND BOUNDARIES

§ 19.06.010. Zones established. ¶
The several zones established and into which the City is divided are designated as follows:
A. R-1-6000 — Single-family residential zone, one single-family detached dwelling unit per lot with a minimum lot size of six thousand square feet.
B. R-1-3800 — Single-family residential zone, one single-family detached dwelling unit per lot, with a minimum lot size of three thousand eight hundred square feet.
C. R-3000-D — Medium density or two-family detached residential zone, one detached dwelling unit for every three thousand square feet of lot area.
D. R-3000 — Medium density or two-family residential zone, one dwelling unit for every three thousand square feet of lot area.
E. R-2000 — Medium density residential zone, one dwelling unit for every two thousand square feet of lot area.
F. R-1500 — High density residential zone, one dwelling unit for every one thousand five hundred square feet of lot area.
G. PF — Public Facilities zone.
H. C/MU-1 — General Commercial and Mixed-use zone, one dwelling unit for every one thousand gross square feet of lot area.
I. C/MU-2 — Seacoast Commercial and Mixed-use zone, one dwelling unit for every one thousand five hundred gross square feet of lot area.
J. C/MU-3 — Neighborhood Commercial and Mixed-use zone, one dwelling unit for every one thousand five hundred gross square feet of lot area.
K. OS — Open Space zone.
L. UR — Urban Reserve zone.
M. C/R-ET — Commercial/Recreation-Ecotourism zone.

§ 19.06.020. Map adopted. ¶
Zones are established and classifications and zones are shown and delineated on the Land Use/Zoning Map (hereinafter, "Zoning Map") of the City of Imperial Beach which is adopted and made a part of this title.

§ 19.06.030. Interpretation of uncertain boundaries. ¶
Where uncertainty exists as to the boundaries of any zone shown upon the Zoning Map, the following rules shall apply:
A. Where such boundaries are indicated approximately following street and alley lines or lot lines, such lines shall be construed to be such boundaries.
B. In the case of unsubdivided property, and where a zone boundary divides a lot, the location of such boundaries, unless the same are indicated by dimensions, shall be determined by the use of the scale appearing on the Zoning Map.
C. Areas of dedicated streets or alleys and railroad right-of-way designated on the Zoning Map as being classified in one of the zones provided in this title shall be deemed to be unclassified.
D. Where a public street or alley is officially vacated or abandoned, the area comprising such vacated street or alley shall acquire the classification of the property to which it reverts or, where is does not revert, to the classification of abutting property.
E. Where further uncertainty exists, the Planning Commission shall, by resolution setting forth its findings, determine the location of the zone boundary, which decision shall be a final determination thereof, unless appealed to the City Council.

§ 19.06.040. Boundary changes. ¶
Changes in the boundaries of any zones shall be made by ordinance as provided in Chapter 19.86 . (Ord. 601 § 1, 1983; Ord. 94-884)
§ 19.06.050. Unclassified property. ¶
Any property which, for any reason, is not designated on the Zoning Map as being classified in any of the zones established under this title, or any property annexed to or consolidated with the City subsequent to the adoption of the Zoning Map shall be deemed to be classified as R-1-6000 (SingleFamily Residential) until the same shall have been otherwise classified in the manner set forth in Chapter 19.86 .
