14-5-1: PURPOSE:¶
A waiver of parcel map provides a procedure whereby adequate information and improvements are already available to forego the need to prepare a final map and prepare only a tentative map. (Ord. 1212, 11-16-1993)
14-5-2: FILING PROCEDURES AND DOCUMENTATION:¶
A. Filing Request: All requests for a waiver of parcel map shall be filed with the Director of Community Development on an approved City application form. (Ord. 1212, 11-16-1993; amd. Ord. 1315, 1-18-2000)
B. Filing Documentation: A request for the waiver of parcel map shall include the following materials:
- Preliminary title report.
- A tentative map prepared consistently with the filing requirements for tentative maps.
- City application forms.
- Processing fees. (Ord. 1212, 11-16-1993; amd. Ord. 1639, 9-20-2022)
14-5-3: PROCESSING PROCEDURES:¶
A. Distribution Of Request: Once an application has been deemed accepted for filing, the Director of Community Development shall distribute the waiver of parcel map request for review and comment to the City divisions and departments.
B. Notice And Hearing: The notification, hearing and review process shall be consistent with that described in Section 14-1-4 of this Title. (Ord. 1212, 11-16-1993; amd. Ord. 1315, 1-18-2000; Ord. 1639, 9-20-2022)
14-5-4: EVALUATION CRITERIA:¶
The evaluation of the waiver of parcel map shall include the following findings:
A. Consistency with the provisions of Chapter 1 of this Title.
B. The area requirements are consistent with the property's zoning.
C. The design of the subdivision and existing level of improvements are consistent with City standards.
D. The flood water drainage control is consistent with City standards.
E. All adjoining improved public roads are consistent with City standards.
F. Water supply availability and sanitary disposal facilities are adequate.
G. The site provides adequate provisions for environmental protection. (Ord. 1212, 11-16-1993)
14-5-5: CONDITIONS OF APPROVAL:¶
The Planning Commission shall impose those conditions of approval necessary to ensure the adequate health and safety of future residents or users. (Ord. 1212, 11-16-1993)
14-5-6: APPEALS:¶
All appeals shall be processed as provided by Title 15, Chapter 25 of this Code. (Ord. 1212, 11-16-1993)
