18.08.010 - Cross slope.¶
"Cross slope" means the percentage of grade across the land measured from the highest point to the lowest point of all of the land within the subdivision.

18.08.020 - Hillside areas.¶
A hillside area, as referred to in this title, is defined as one with an average slope of fifteen percent or more. The standards under Chapter 18.24 apply to all hillside areas with the added provision that areas with a cross slope of forty percent or greater are considered to be extremely rugged and the development of this terrain is limited to lot size types III and IV as defined below:
A. Type I: Lot area five thousand square feet to seven thousand five hundred square feet with all of the lots having an area of not less than five thousand square feet. It could be defined as all subdivisions other than those described in II, III, IV, and V below;
B. Type II: Lot area seven thousand five hundred square feet to ten thousand square feet. In this classification are subdivisions in which are lots having an area in excess of seven thousand five hundred square feet;
C. Type III: Lot area ten thousand to twenty thousand square feet. In this classification are subdivisions in which eighty percent of all lots have an area of ten thousand square feet or over, and the average area of all lots is ten thousand square feet or over;
D. Type IV: Lot area twenty thousand square feet to acre. Eighty percent of the lots in this classification shall be twenty thousand square feet or over and the average area of all lots in the subdivision shall be twenty thousand square feet or over.
E. Type V: Lot area one acre or more. In a type V subdivision, sixty percent of all lots shall contain an area of one acre or more and the average area of lots shall be one acre or more.

18.08.030 - Long term land lease.¶
"Long term land lease" means any land lease of five years or over excluding leases for all agricultural uses.

18.08.040 - Map Act.¶
"Map Act" means the Subdivision Map Act of the state of California.

18.08.050 - Owner.¶
"Owner" is the individual, firm, association, syndicate, copartnership or corporation having sufficient proprietary interest in the land sought to be subdivided to commence and maintain proceedings to subdivide the same under the ordinance, and while used in this title, in the masculine gender and singular number, it is deemed to mean the feminine and neuter gender and plural number whenever required.

18.08.060 - Streets.¶
A. "Cul-de-sac" means a minor street terminating in a turnaround.
B. "Loop street" means a minor street which forms a loop and returns to the same street from which it originated. A street forming a connection between two other streets is not considered a loop street.
C. "Major street (arterial)" means a street which is or will, because of its design and location with reference to other streets and other sources of traffic, be used primarily for heavy and dense traffic.
D. "Minor street" means a street which serves only the abutting property.
E. "Secondary street (collector)" means a street which is or will, because of its design and location with reference to other streets and other sources of traffic, be used to carry traffic from minor streets to the system of major streets, highways and freeways, and includes the principal entrance streets of residence developments and streets for circulation of traffic within such developments.
F. "Street" means an improved public or private right-of-way providing the primary access to abutting property.

18.08.070 - Subdivider.¶
"Subdivider" means any individual, firm, association, syndicate, copartnership, corporation, trust or any legal entity commencing proceedings under this title, to effect a subdivision of land for himself or herself or for another and while used in masculine gender and singular number, it shall be deemed to mean and include the feminine or neuter gender and the plural number whenever required.

18.08.080 - Subdivision.¶
"Subdivision" means any land or portion thereof shown on the last preceding tax roll as a unit or as contiguous units which is divided into two or more lots or parcels for the purpose of sale, including sales contracts or long term land lease, whether immediate or future, by any subdivider.

18.08.090 - Zoning administrator.¶
The zoning administrator is a person appointed by the city manager who is authorized to review and to grant the approvals specified in Title 18.
