Sec. 9-2.2200. - Purpose.¶
The M2, Heavy Industrial District is intended for urban areas designated for heavy industrial use in the General Plan.

Sec. 9-2.2201. - Permitted Uses.¶
The following uses are permitted in the M2 District:
(a) Uses permitted in the M1 District.
(b) If the entirety of the lot is at least one hundred fifty-five (155) from any portion of any family residential zone, then heavy manufacturing, assembly, and repair uses are allowed, including:
Apparel and other finished products made from fabrics and similar materials, et al. [SIC 230]
Automobile
Electronic and other electrical equipment and components, except computer equipment, et al. [SIC 360]
Energy [alternative] generation and related manufacturing and servicing
Fabricated metal products, except machinery and transportation equipment, et al. [SIC 340]
Food and kindred products, et al. [SIC 200 w/exception of 207 moved to M2 conditional use]
Furniture and fixtures, et al. [SIC 250]
Industrial and commercial machinery and computer equipment, et al. [SIC 350]
Leather and leather products, et al. [SIC 310]
Lumber and wood products, except furniture, et al. [SIC 240]
Machine tools
Machinery
Plastics
Primary metal industries, et al. [SIC 330 w/exception of 333 & 334 moved to M2 conditional use]
Printing, publishing, and allied industries, et al. [SIC 270]
Solar energy and windmill components [SIC 368]
Stone, clay, glass, and concrete products, et al. [SIC 320]
Textile mill products, et al. [SIC 220]
Tobacco products, et al. [SIC 210 w/exception of 214 moved to M1 permitted uses]
Transportation equipment, et al. [SIC 370]
(c) If the entirety of the lot is at least one hundred fifty-five (155) feet from any portion of any family residential zone, then industrial type sales and service uses are allowed, including:
Leather and fur finishing and dyeing
Meat processing and packaging, not including slaughtering and glue and size manufacture
Sandblasting
Solid waste recycling
Steam electric generating stations
Storage, sorting, collecting and baling of iron, junk, paper, rags or scrap.

Sec. 9-2.2202. - Conditional Uses.¶
The following uses are permitted in the M2 zone with a conditional use permit but only if the entirety of the lot is at least one hundred fifty-five (155) feet from any portion of any family residential zone:

Incineration or reduction of garbage, offal and dead animals
Linoleum and oil cloth manufacture
Magnesium foundries
Manure, peat and topsoil processing and storage
Motion picture production sound stages and backlot sets
Paper and allied products, et al. [SIC 260]
Petroleum refining and related industries, et al. [SIC 290]
Primary smelting and refining of nonferrous metals [SIC 333]
Quarries, mines and mills
Rifle and pistol ranges
Rolling mills
Rubber and miscellaneous plastics products, et al. [SIC 300 to include 303 retreading and recapping of tires and 304 rubber manufacture and recycling]
Secondary smelting and refining of nonferrous metals [SIC 334]

Sec. 9-2.2203. - Site and¶
Structure requirements (m2).
(a) The minimum lot size in an M2 District is one-half acre or twenty-one thousand seven hundred eighty (21,780) square feet.
(b) There are no minimum setback requirements in the M2 District.
(c) Where a lot in a Heavy Industrial (M2) district adjoins or is located across a street or alley from a residential district, said lot must be fenced with an approved sound wall on all residential side(s).
