19.44.010 R-15 zone requirements.

In the R-15 zone the minimum lot area is fifteen thousand square feet. The minimum average width computed over the entire length of the lot is seventy-five feet and the minimum frontage on a street, alley, or private way is seventy-five feet. (Ord. 89-1 § 1, 1989.)

19.44.020 R-1 zone requirements.

In the R-1 zone, the minimum lot area is seven thousand five hundred square feet. The minimum average width computed over the entire length of the lot is sixty-five feet and the minimum frontage on a street, alley or private way is sixty-five feet. (Ord. 89-1 § 1, 1989.)

19.44.030 R-2 and R-3 zone requirements.

In the R-2 duplex zone and in the R-3 multifamily dwelling zones, the minimum lot area is six thousand square feet. The minimum average width computed over the entire length of the lot is sixty feet and the minimum frontage on a street, alley, or private way is sixty feet. 19.44.040 Exceptions to minimum area requirements.

In all zones, the Planning Commission and City Council may increase the minimum lot area required for subdivisions pursuant to regulations concerning hillside development policies contained in this Code. (Ord. 89-1 § 1, 1989.)

19.44.050 Calculation of average width.

The average width of a lot shall be measured at the front property line, the rear property line, and at not fewer than five intermediate points parallel to the front property line, equally spaced along the depth of the lot. For irregularly-shaped (triangular or polygonal) lots, the Planning Commission shall determine where the measurements shall be taken. (Ord. 89-1 § 1, 1989.)

19.44.060 Frontages.

The frontage of a lot shall mean the portion of the front property line which directly abuts a street right-of-way, alley or private way. If a parcel contains frontage along more than one such street right-of-way, alley or private way, only one such frontage shall be counted when determining whether the lot has the minimum frontage required for the zone in which it is located. In general, the street from which a lot is accessed shall be considered the frontage. (Ord. 89-1 § 1, 1989.)

19.44.070 Construction on substandard lots.

No building permit shall be issued and no dwelling or building shall be constructed on any lot in any zone where the lot does not have the minimum area, minimum frontage, and the minimum average width required for the zone in which it is situated, unless the lot has at least the minimum area, minimum average width, and minimum frontage required by the Zoning Ordinance in effect at the time an official subdivision map showing it as bounded by established lot lines was on file with the Marin County Recorder, or at the time the deed describing the lot was on record in the office of the Marin County Recorder. (Ord. 89-1 § 1, 1989.)
