16.16.010 - Final map as portion of subdivision on tentative map.¶
The subdivider may present a final map to the City Engineer for a portion of the subdivision shown on the approved tentative map. If the boundary of the portion was shown on the tentative map in accordance with Section 16.20.020.GG, the final map shall be processed in accordance with the remainder of this chapter. If the proposed boundary of the unit was not shown on the tentative map, then the proposed boundary must be presented to the Planning Commission to determine whether such a boundary will cause a situation which requires modified or different conditions of approval because the whole area will not be developed at once.

16.16.020 - Map revision or minor change.¶
A. Any change proposed by the subdivider or City Engineer, which would cause the City Engineer to be unable to certify on the final map or parcel map that such map is substantially the same as it appeared on the approved or conditionally approved tentative map, shall require re-submittal of the tentative map and the proposed change to the Planning Director who will forward it to the advisory agency for reconsideration. If the change is thereafter approved, the final map or parcel map shall reflect that change, but the time for filing the map shall not be affected.
B. All map revisions or minor changes shall be subject to Section 16.48.010 through 16.48.040 in regards to appeals and to Sections 16.40.050 and 16.48.060 in regards to hearings.

16.16.030 - Boundary map.¶
The subdivider shall cause a boundary map to be prepared before commencing the improvement plans or the final map. The boundary map shall show ties to adjacent subdivisions of record and monuments outside of the subdivision used to determine boundaries. A boundary survey shall be conducted wherever such has not been specifically waived in accordance with Section 16.20.130. The boundary map shall be legibly drawn on a reproducible material. Two check prints thereof shall be submitted to the City Engineer for checking along with the fees outlined in Chapter 16.44. Upon receipt of approval of the boundary map, the original shall be presented to the City Engineer for his signature and filing in his records. Four blue line prints of the approved map will be given to the subdivider at no charge.

16.16.040 - Final map or parcel map.¶
A. The subdivider shall cause a final map to be prepared in accordance with the approved boundary map and Chapter 16.24 or he shall cause a parcel map to be prepared in accordance with Chapter 16.28. Two (2) check prints shall be presented to the City Engineer for checking. Whenever the map is acceptable to the City Engineer, the original shall be forwarded to him for signature and further processing. Whenever all public improvements required by Chapter 16.32 are completed and accepted or the City Council has entered into an agreement with the subdivider in accordance with Section 16.32.090 and received all required improvement security in accordance with Chapter 16.36, the City Engineer shall present the map to the City Council for their consideration.
B. Parcel maps requiring dedication or agreements for improvements not yet accepted shall be presented to the City Council similar to final maps.

16.16.050 - Approval or disapproval of maps.¶
A. The City Council shall not deny approval of a final map if it has previously approved a tentative map for the proposed subdivision and if it finds that the final map is in substantial compliance with the previously approved map.
B. If the City Council finds either that a map is not in conformity with the requirements of this title, or that it does not substantially conform to the approved tentative map, it shall disapprove the map specifying its reason therefor, and the City Clerk shall, in writing, advise the subdivider of such disapproval and of the reasons for such disapproval.
C. The provisions of this section regarding disapproval of a final map or parcel map may be waived by the City council when the failure of the map is the result of a technical and inadvertent error which, in the determination of the City Council, does not materially affect the validity of the map.
D. If a tentative parcel map was approved with conditions attached for public improvements which are since completed and accepted, and without requirements for dedication of streets, alleys, or easements, the City Engineer shall sign the approved parcel map and present it to the Clerk of the Board of Supervisors for ultimate transmission to the county recorder.

16.16.060 - Consideration of map.¶
A. At the first regular meeting following the filing of a map, or at its next meeting thereafter the City Council shall consider the map, the plans of subdivision and the offers of dedication. The City Council may reject any or all offers of dedication. If the City council determines that the map is in conformity with the requirements of this title, it shall indicate which offers of dedication it accepts and shall then approve the map. The City Clerk shall thereupon so certify upon said map and transmit the same to the City Engineer.
B. The City Engineer shall present the map to the Clerk of the Board of Supervisors for ultimate transmission to the county recorder.
C. If the City Council does not approve or disapprove the map within the prescribed time, or any authorized extension thereof and the map conforms to all the requirements and rulings, it shall be deemed approved, and the City Clerk shall certify its approval thereon.

16.16.070 - Condominiums and community apartment projects.¶
A map of a condominium project or a community apartment project need not show the buildings or the manner in which the buildings or the airspace above the property shown on the map are to be divided. Design and location of buildings on the property or the manner in which airspace is to be divided in conveying the condominium shall be done in accordance with zoning requirements, and shall not be considered as pertinent to this title.

16.16.080 - Dedications—Public ways and easements.¶
A. The subdivider shall offer for dedication on all final maps and all parcel maps that real property within the subdivision designated for streets, access rights and abutters rights, drainage easements, public utility easements, and other public easements. Each of these offers of dedication shall be irrevocable.
B. Whenever a final map contains 200 or more parcels, the subdivider shall dedicate such additional land as may be necessary and feasible to provide bicycle paths for the use and safety of the residents of the subdivision if such is attached as a condition of approval of the tentative map.
C. Dedications shall include a waiver of direct access rights to any street from any property shown on a final map or on a parcel map which abuts thereon is so required as a condition of approval of the tentative map. If the dedication is accepted, the waive shall become effective in accordance with its provisions.
