16.04.010 - Terms and words. ¶
Except as otherwise provided in this chapter, all terms used in this title which are defined in the Subdivision Map Act are used in this title as so defined, unless from the context hereof it clearly appears that a different meaning is intended.

16.04.020 - Subdivider. ¶
"Subdivider" means a person, firm, corporation, partnership or association who proposes to divide, divides or causes to be divided real property into a subdivision for himself and for others.

16.04.030 - Subdivision. ¶
"Subdivision" means the division of any improved or unimproved land, shown on the latest equalized county assessment roll as a unit or as contiguous units, for the purposes of sale, lease or financing, whether immediate or future. Property shall be considered as contiguous units, even if it is separated by roads, streets, utility easements or railroad rights-of-way. "Subdivision" includes a condominium project, as defined in Section 1350 of the Civil Code of the state, or a community apartment project, as defined in Section 11004 of the Business and Professions Code of the state. Any conveyance of land to a
governmental agency, public entity or public utility shall not be considered a division of land for the purposes of computing the number of parcels.

16.04.040 - Tentative map.
"Tentative map" means a map prepared by or under the direction of a registered civil engineer or licensed land surveyor in accordance with the provisions of the Subdivision Map Act and this title to show the design of a proposed subdivision and the existing conditions in and around the land proposed to be divided. Such map need not be based upon an accurate or detailed field survey; however, it shall be graphically accurate to reasonable tolerances.

16.04.050 - Final map.
"Final map" means a map prepared in accordance with the provisions of the Subdivision Map Act and this title, which map is designed to be placed on record in the office of the county recorder.

16.04.060 - Parcel map.
"Parcel map" means a map prepared in accordance with the provisions of the Subdivision Map Act and this title, which map is designed to be placed on record in the office of the county recorder.

16.04.070 - Lot.
"Lot" means a parcel or portion of land established for purposes of sale, lease, finance, division of interest, or separate use, separated from other lands by description on a final map or parcel map.

16.04.080 - Subdivision Map Act. ¶
"Subdivision Map Act" refers to Title 7, Division 2 of the California Government Code, Sections 66410 through 66499.37, the primary purpose of which is to provide a scheme for the control and regulation by local government of the design and improvement of subdivisions.
