District-by-district standards (unincorporated areas)
Yuba County organizes sign allowances by district class and VGB location. Outside the Valley Growth Boundary — AE, AR, AI; RC, RR, RE (outside VGB); EX, TP, RPR
- Purpose/uses: Agricultural operations, rural residential/communities, and natural resource areas (§ 11.04.020; references to A, Rural Community, NR classes) .
- Freestanding signs: 1 per street frontage for individual uses (≤2 total), or more for rural commercial centers based on frontage; area ≤36 sq ft (individual) or ≤60 sq ft (rural commercial center); height ≤8 ft for monument; up to 15 ft pole sign if directly on a state highway or road posted 55 mph; setback ≥10 ft from ROW (§ 11.27.090 ).

Residential districts — RE (within VGB), RS, RM, RH
- Purpose/uses: Neighborhood residential; single-family through multifamily (§ 11.04.020 ).
- Multi-unit/SRO sites (≥3 units): 1 freestanding or fence/sound wall sign ≤32 sq ft and ≤6 ft tall; plus 1 wall sign ≤40 sq ft; directory signs allowed at each primary entrance (§ 11.27.100 ).
- Illumination: Internal illumination is not allowed in residential districts; only indirect lighting is permitted (§ 11.27.100 ).
- Home occupations: 1 small wall sign (≤4 sq ft) is exempt if it meets criteria (§ 11.27.030 ).
Commercial & Mixed-Use districts — GC, CMX, NMX, DC (inside VGB)
- Purpose/uses:
- GC supports a full range of commercial uses and some light manufacturing compatible with retail/service (§ 11.08 purposes; GC) .
- CMX enables high-density mixed retail/office with residential; pedestrian-oriented (§ 11.08; CMX) .
- NMX focuses on small, localized neighborhood services and mixed housing (§ 11.08; NMX) .
- DC aims for a small-town downtown core with walkable design (§ 11.08; DC) .
- Freestanding signs (nonresidential uses): Individual sites may have 1, with a second if multiple frontages, freeway adjacency, or long frontage with multiple driveways; building complexes get additional signs per frontage thresholds (§ 11.27.110 ).
- Heights: DC and neighborhood-service uses in R districts: 8 ft; all other nonresidential districts: 20 ft; plus one sign may reach 25 ft when oriented to a freeway or state highway (§ 11.27.110 ).
- Areas: DC/neighborhood-service uses: 36 sq ft; other nonresidential: 150 sq ft (bases excluded) (§ 11.27.110 ).
- Wall signs: Individual uses may have up to 2 (facing entries/streets/parking); complexes: major tenants unlimited, pad buildings get 3 (single tenant) or 2/tenant (multi-tenant), others get 1 (2 on a corner); total wall-sign area ≤1.5 sq ft/lf building frontage, max 200 sq ft per use (major tenants in complexes up to 300 sq ft); length ≤70% of tenant/building façade (§ 11.27.110 ).
- Projecting/Awning: 1 projecting sign allowed in DC and NMX and in building complexes; up to 3 awning signs (one per awning) (§ 11.27.110 ).
- Directional signs: On-site directional signs (number, ≤4 sq ft area, ≤4 ft tall, safe locations); off-site directional signs only for nonresidential uses outside VGB with specific criteria (§ 11.27.110; off-site directional criteria) .

Special sign topics you’ll likely use
- Temporary promotional signs: Up to two per business; must be durable, unlit, and without moving parts; maximum total temporary sign area scales by building frontage (≤60/80/120 sq ft); location limited to frontages and may not extend above roof/parapet; additional temporary signs may be waived for a short period by the Zoning Administrator (§ 11.27.120 ).

- Service station signs: One freestanding fuel-price sign up to 100 sq ft and 15 ft high; base must match building materials; programmable display permitted for fuel pricing only (static; change no more than once per 12 hours); combined area for wall+awning signs capped at 200 sq ft; up to four canopy (awning) signs; pump/under-canopy price signs are allowed (§ 11.27.110 service-station standards; § 11.27.120 header context) .
- Planned Sign Permit Program (PSPP): Required for certain off-site subdivision, plan-area, or community/regional branding signs; can allow additional area or deviations if findings are made; reviewed by the Development Review Committee or other decision-making body if tied to other approvals (§ 11.27.130 ).
- Nonconforming and illegal signs: Certain existing pole signs in commercial districts may continue (copy change only); damaged beyond 50% generally must comply if rebuilt; abandonment triggers removal; County can abate illegal/unsafe signs (§ 11.27.140–§ 11.27.160 ).
