Renting in Huntington Park: the rules that apply

Huntington Park adds its own rent stabilization, just-cause, relocation and buyout rules on top of state law. Retaliation, harassment, repairs and landlord entry follow state law.

Key points

  • Rent increases: City rule: rent may rise 3% per year or 100% of the Los Angeles-area CPI, whichever is lower, only once in 12 months.
  • Just cause: City rule: on covered rental units, ending a tenancy needs a listed cause, such as unpaid rent over 1 full month or owner move-in.
  • Relocation pay: City rule: a no-fault termination requires 2 months' rent, or the landlord may instead waive the final 2 months' rent in writing.
  • Termination notice: City rule: a notice ending a tenancy states at least 1 just-cause reason, in English and the language used to negotiate the tenancy.
  • Security deposit: City rule: deposits are limited to 1 month's rent, or 2 times the monthly rent for qualifying small landlords.
  • Buyouts: City rule: before a buyout offer, the landlord gives written notice on a City form of the right to refuse and consult a lawyer.
