NOTES TO TABLE:
1. Rear yard shall be a ten-foot minimum where accessible from street, alley or parking lot for loading purposes. Building may project
over rear yard provided that ten feet of clear vertical distance from ground level is maintained.
2. Parking and loading requirements are use driven, see Article XXIII.
3. Adjacent street landscaping consistent with Historic Design Review Guidelines and Downtown Demonstration Project.
  1. Residential use requires use permit; see § 25.79, or PD use permit per § 25.137. 5. Residences require use permit per § 25.79, or PD use permit per § 25.137. For existing buildings, density not to exceed 40 dwelling units/acre. For new buildings, density not to exceed 20 dwelling units/acre.

  2. At a minimum, front and street side yards shall be landscaped. Parking areas shall provide landscaping and shading per § 25.221. 7. See also § 25.187 for height exceptions. 8. Except as required by the Uniform Building Code or State Historic Building Code.
