16.24.010 Subdivider.¶
The subdivider shall prepare maps consistent with
the standards contained in this title and design public improvements consistent with public improvement standards of the city. The subdivider shall process such maps in accordance with the regulations set forth in this title. (Ord. 299 § 1 (part), 1982)
16.24.020 Community development director.¶
The community development director shall be responsible for the analysis of the tentative map as to design conformity with the general plan and the zoning laws of the city; and for the analysis of the environmental impact of the proposed project; and for the expeditious processing of tentative maps and reports as set forth in this title. 16.24.030 City engineer.¶
The city engineer shall be responsible for reporting to the planning department as to the engineering requirements, in the street widths, grades and alignments; whether the proposed public improvements are consistent with the standards set forth in this chapter and all applicable city standards pertaining thereto; the inspection and ultimate approval of all such public improvements; and the expeditious processing of the final or parcel map as set forth in this chapter. The city engineer may also grant certificates of compliance or conditioned certificates of compliance in conformity with the State subdivision Map Act.

16.24.040 Planning commission.¶
The planning commission shall be the advisory agency for the city of Pismo Beach and have the authorization to approve, conditionally approve or deny tentative tract maps and tentative parcel maps, excepting planned residential zones, for which the city council shall be the approving body. The planning commission is charged with making investigations and reports on the design and improvements of proposed divisions of land, and the imposing of requirements or conditions thereon.

16.24.050 Council.¶
The Council shall have final jurisdiction in the approval of final maps and any appeals filed on tentative maps and the establishment of requirements for and standards of design of public improvements that may be proposed for dedication as a result of the subdivision process. 16.24.060 Subdivision review committee.¶
The subdivision review committee shall act as an advisory body to the planning commission on tentative parcel maps and tentative tract maps to establish recommended conditions to approval, adequacy or appropriateness of maps, etc., in addition to its advisory agency function in lot line adjustments set forth in Section 16.22.050. 16.24.070 Other public agencies.¶
Tentative maps shall be referred to all special districts, governmental boards, bureaus, utility companies and other agencies which provide public and private facilities and services to the subdivision, and to agencies which the community development director determines may be affected for their information and comment prior to planning commission approval.
