§ 17.51.010. Intent – Description. ¶
This zone is intended to create a low-intensity concentration of commercial businesses and civic amenities mixed with single-family and multifamily housing. This zone is located along Palmdale Boulevard between 10th Street East and 35th Street East and is intended to foster a pedestrian-friendly environment in a walkable, Main Street format. Ground floors are primarily retail and service-oriented uses to provide a comfortable, walkable environment for shoppers and diners. This zone allows both horizontal and vertical mixed-use developments at a maximum density of 20 dwelling units per acre. Stand-alone residential and nonresidential development is allowed on any parcel, except parcels fronting Palmdale Boulevard must have nonresidential. This zone implements the Mixed-Use 1 General Plan land use designation. (Ord. 1603 § 4 (Exh. I), 2023)
