Chapter 17.22 — AGRICULTURAL AND OPEN SPACE DISTRICTS

§ 17.22.010. Purpose and Intent. ¶
The purpose of this chapter is to create and preserve areas of the City for agricultural production, for passive and active open space uses, and for the protection of natural resources. Furthermore, this chapter identifies areas that could be hazardous because of geologic conditions. (Prior code 17.08.010; Ord. 40-74; Ord. 12-95)
§ 17.22.020. Districts Established. ¶
Three agricultural/open space districts are established by this chapter as follows:
A. Agricultural (A1). This district allows for a variety of agricultural uses, as well as low intensity recreational and open space uses.
B. Recreational Open Space (RO). The purpose of this district is to protect properties from hazards such as flooding and landsliding, to protect natural resources and scenic features for public enjoyment and use, and to set aside areas of the City for active and passive recreational use, consistent with general plan policy.
C. Slope Hazard (SH). This district is intended to protect properties from naturally occurring hazards such as landsliding, faulting, erosion, and other earth movement. Toward this end, no structures are permitted within this district except public utility buildings and structures subject to approval of a conditional use permit as identified in Table 17.13.030 [[1]] . § 17.22.030. through § 17.22.060. (Reserved) ¶
§ 17.22.070. Building Lot Area Requirement. ¶
A. Building Site With Single-Family Residence. The minimum building lot area for a single-family residence shall be five acres. The minimum lot frontage shall be 125 feet and the minimum lot depth 200 feet. However, any lot or parcel legally created prior to the rezoning of said lot or parcel to the A1 zone district shall be considered a legal, nonconforming building site under the provisions of this code.
B. All Other Uses. No minimum standards apply to all other uses. (Prior code 17.08.120, 17.08.140, 17.66.050; Ord. 40-74; Ord. 12-95)
§ 17.22.080. Building Height. ¶
No building shall exceed two stories or 32 feet in height, whichever is less. Greater building height may be considered by conditional use permit.

§ 17.22.090. Yard Requirements. ¶
A. A1 District. The front, side, and rear yard requirements for primary and accessory structures shall be the same as required in the R1-6 zone district for such structures.
B. RO District. No building or structure shall be placed closer than 30 feet to any property line abutting a residential zone district or public street, or closer than 20 feet to any property line abutting any other zone district.
C. SH District. No structures shall be erected in the SH zone district except public utility buildings and structures subject to approval of a conditional use permit as identified in Table 17.13.030.

§ 17.22.100. Parking. ¶
Off-street parking shall be provided as required by Chapter 17.34 of this title. (Prior code 17.76; Ord. 12-95)
§ 17.22.110. Landscaping. ¶
Landscaping shall be provided as specified in Orange Municipal Code Chapter 16.50 (Landscaping Standards and Specifications).

§ 17.22.120. Signs. ¶
