Manhattan Beach Municipal Code Ch. 11.08 Lot Line Adjustments

A. Property owners may request a lot line adjustment between contiguous parcels which shall be approved by community development pursuant to the Subdivision Map Act provided:

1. Land taken from one parcel is added to an adjacent parcel;

2. A greater number of parcels than originally existed is not created; and,

3. No violations or nonconformities are created or increased with respect to building and zoning requirements.

B. Such request shall be submitted with the appropriate forms, fees, and property information as prescribed by community development, including:

1. A topographic survey of the existing parcels;

2. A plot map, suitable for recording, displaying each proposed modified parcel including any existing structures to remain;

3. Legal descriptions for each existing and proposed modified parcel.

C. A lot line adjustment certificate reflecting the lot line adjustment shall be issued by Community Development, with or without conditions, and recorded with corresponding grant deeds pursuant to the Subdivision Map Act.
