20.32.010 Lot line adjustment defined.¶
A "lot line adjustment" is a modification of a boundary line between four or fewer existing adjoining parcels, where the land taken from one parcel is added to an adjoining parcel, and where a greater number of parcels than originally existed is not thereby created. The proposed adjustment is exempt from the Subdivision Map Act (Gov. Code Section 66410 et seq.), and no tentative map, final map or parcel map, shall be required as a condition to the approval of a lot line adjustment.

20.32.020 Filing requirements.¶
(a) A property owner or his or her representative shall submit an application to the Community Development Department and obtain final approval by the Public Works Department.
(b) The application form and specifications shall be as established by the Community Development Department.
(c) Application and processing fees shall be as established by the City Council.
(d) The application for a lot line adjustment shall be prepared by a person authorized to practice land surveying pursuant to Sections 8700 through 8806 of the State of California Business and Professions Code.
(e) Notwithstanding the foregoing, no record of survey shall be required for a lot line adjustment unless required by Section 8762 of the California Business and Professions Code.

20.32.030 Review by city.¶
(a) The Community Development Director and City Engineer shall review the application to determine whether or not the parcels resulting from the lot line adjustment will conform to the general plan, any applicable specific plan, and zoning and building ordinances.
(b) The Community Development Director and City Engineer shall not impose conditions or exactions on his or her approval of a lot line adjustment except to conform to the local general plan, any applicable specific plan, and zoning and building ordinances, to require the prepayment of real property taxes prior to the approval of the lot line adjustment, or to facilitate the relocation of existing utilities, infrastructure, or easements.
(c) Within 30 days of the lot line adjustment application being accepted as complete, the Community Development Director and City Engineer shall conditionally approve, disapprove or notify the applicant and his or her representative that the request does not meet the requirements of a lot line adjustment.

20.32.040 Recordation.¶
Upon approval of the lot line adjustment by the Community Development Director and City Engineer, the lot line adjustment shall be reflected in a deed or deeds. The lot line adjustment and deed(s) shall be recorded in the Office of the Los Angeles County Registrar-Recorder. The lot line adjustment shall be recorded within one calendar year from the date of approval. A copy of the recorded lot line adjustment and deed(s) shall be submitted to the City Clerk.
