Chapter 9.260 — MOBILEHOME PARKS IN RESIDENTIAL ZONES

Jurupa Valley Zoning Code · 2026-06 edition · updated 2026-07-06 · Jurupa Valley

Sec. 9.260.010. - Intent.

The California Legislature has declared that there is a need to eliminate the distinction between mobilehome development and conventional forms of residential land use, and has enacted Government Code Section 65852.7 and amended Health and Safety Code Section 18300 to allow for mobilehome parks in residential zones. Government Code Section 65852.7 requires that the county permit mobilehome parks in all residential zones subject to the issuance of a conditional use permit. Health and Safety Code Section 18300 provides that the county shall not require clubhouses, and recreational facilities unless such facilities are required for other similar residential developments. It is the intent of the City Council in adopting this chapter to enact provisions which will permit mobilehome parks in residential zones in compliance with Government Code Section 65852.7 and Health and Safety Code Section 18300.

Sec. 9.260.020. - Standards.

A mobilehome park that is permitted with a conditional use permit in a residential zone, not including the R- R, W-2, R-D, W-2-M, and R-T Zone, shall comply with the following requirements:

(2)

(3)

Density. The average density of the mobilehome park shall be in conformance with the density of the underlying zone classifications, provided that a density bonus of twenty-five (25) percent of the density permitted by the underlying zoning may be allowed if it is determined that the higher density is compatible with the area in which the development is proposed to be located.

(4)

Minimum size of space. Notwithstanding subsection (3) of this section, the minimum size of each space shall be three thousand, six hundred (3,600) square feet, provided that a minimum space size of two thousand, five hundred (2,500) square feet may be permitted when deemed compatible with the surrounding development. Each space shall have a minimum width of thirty (30) feet.

(5)

Wall. A masonry wall six (6) feet in height shall be erected along the perimeter of the mobilehome park.

(6)

Automobile storage. Automobile storage shall be provided as required by Section 9.240.120.

(2)
