Chapter 30.02 — LAND USE PERMIT REQUIREMENTS

§ 30.02.010. Requirements for development and new land uses.

All new construction, building improvements, alterations or enlargements undertaken after April 23, 1986, and all new uses or occupancy of premises within the city shall conform with the requirements, character and conditions as to use, height and area for each of the several zones as described in the following sections of this title. No person shall design, erect, construct, establish, move into, alter, enlarge, or use, or cause, or permit to be erected, constructed, established, moved into, altered, enlarged or used any building, structure, improvement or use of premises located in any zone described in this part contrary to the provisions herein. § 30.02.020. Additional permits or approvals may be required.

  • A. Design standards for lots and parcels of land. The standards of Chapter 16.08 of this code shall be applicable to the design of lots and parcels of land when applying the provisions of this title and when considering any application for a procedure prescribed by this code.

  • B. Denial of building permit until parcel map is approved. Except as otherwise provided in this code, no building permit shall be issued and no building or structure shall be constructed or altered on any land which has been separated in ownership in violation of the provisions of this code until and unless a parcel map has been recorded.
