§ 18.22.010. Parking zone (P). ¶
The P parking zone is intended for the off-street parking of automobiles and other vehicles. Except as specifically provided elsewhere in this chapter, any and every building and premises or land in the P zone shall be used for, or occupied, and any and every building shall be erected, constructed, established, altered, enlarged, moved into, or within such P zone, exclusively and only in accordance with the regulations set forth in this article.

§ 18.22.020. Uses permitted. ¶
The following uses shall be permitted (also see Section 18.42.040 ):
Off-street parking: open air, temporary parking of transient automobiles and other vehicles movable under their own power, but not including service, repairs or sales. The provisions of Chapter 18.40 shall apply.

§ 18.22.030. Uses permitted subject to a conditional use permit. ¶
The following uses may be permitted subject to the issuance of a conditional use permit pursuant to the provisions of Chapter 18.46 of this code:
A. Commercial uses allowable in the abutting commercial zoned parcel, when developed in concert with the abutting commercial zoned parcel and found compatible with surrounding developed area.
B. Those uses permitted with a conditional use permit, pursuant to Section 18.46.030C . (Prior code § 10-3.1103; Urg. Ord. 1682; Ord. 1683 § 21, 2006)
§ 18.22.040. Uses prohibited. ¶
The following specific uses are deemed to be incompatible with the uses permitted in the P zone and are therefore prohibited:
A. Residential uses;
B. Industrial uses;
C. Adult oriented businesses as defined in subsection A of Section 18.62.010 of this code; and
D. It is unlawful to sell, contract to sell, offer to sell, display for the purpose of sale, or permit the sale of any vehicle from a vacant or unimproved lot. "Vehicle," as used in this subsection, means and includes everything so defined in the Vehicle Code of the state and, in addition, boats.

§ 18.22.050. Property development standards. ¶
The following property development standards shall apply to land in the P zone:
A. Front yards: where the P zone abuts an R zone, there shall be a front yard not less than twenty feet. Such yard shall be landscaped and maintained. Where the frontage on one side of the street is zoned P and it faces an R zone frontage, there shall be a front yard not less than twenty feet. Such yard shall be landscaped and maintained.
B. Side and rear yards: where the side or rear lot of P zoned property abuts any R zone, there shall be an eight-foot-high solid masonry wall erected and maintained along such side or rear lot line abutting any R zone; provided, however, such wall shall be only three and one-half feet high from the building line of the R zone to the front lot line.
C. The gross floor area of buildings or structures on a lot or lots that comprise the project site shall not exceed 0.50 FAR.
