§ 17.11.010. Intent.¶
The specific regulations and general rules set forth in Chapter 17.58 apply in all R-1-L districts. It is intended that this district classification be applied in areas intended for low-density, large-lot residential living.

§ 17.11.020. Permitted uses.¶
The following uses shall be permitted in the R-1-L district:
A. One-family dwelling, including private garages, accessory buildings and uses;
B. Underground utility installations, and aboveground utility installations for local service, except that substations and gas holders must be approved by the planning commission prior to construction, and the route of any proposed transmission line shall be discussed with the planning commission prior to acquisition;
C. Public parks, schools, playgrounds, libraries, firehouses and other public buildings and uses;
D. Real estate tract sales offices;
E. Group homes of six or fewer persons;
F. Small family day care homes;
G. Large family day care homes with an administrative permit issued pursuant to Chapter 5.100.

§ 17.11.030. Uses requiring use permits.¶
Uses requiring use permits are:
A. Private and religious schools, nursery schools and day care centers;
B. Churches;
C. Golf and country clubs;
D. Tract construction offices and equipment yards.

§ 17.11.040. Lot area.¶
Lot area requirements are fourteen thousand five hundred square feet.

§ 17.11.050. Lot width.¶
Lot width required in the R-1-L district is seventy-five feet for interior lots; seventy-five feet for corner lots.

§ 17.11.060. Building coverage.¶
Maximum main building coverage in the R-1-L district is thirty percent of lot area.

§ 17.11.070. Front yard.¶
The front yard requirement in the R-1-L district is thirty-five feet.

§ 17.11.080. Side yard.¶
The side yard requirement is five feet on one side of the lot and eleven feet on the other side of the lot at the option of the owner, developer or subdivider, except that the side yard on the street side of each corner lot shall be not less than twenty percent of the lot width, but need not exceed sixteen feet; however, it cannot be less than eleven feet.

§ 17.11.090. Rear yard.¶
The rear yard requirement is twenty percent of lot depth; may not be less than fifteen feet.

§ 17.11.100. Parking.¶
The automobile parking requirement is two covered parking spaces for each single-family detached dwelling unit. Required parking is to be provided outside required front yard and street side yard setbacks and must be directly accessible along a paved surface or similar hardscape. Refer to Chapter 17.57 for parking requirements for other uses.

§ 17.11.110. Building height limit.¶
Building height limit requirement is two stories, but not to exceed thirty-five feet.
