Chapter 17.26 — I LIGHT INDUSTRIAL DISTRICT

§ 17.26.020. Uses allowed. ¶
A. The following use is permitted in the I district:
- Mobile food vendors, subject to the requirements of Chapter 5.10 CMC, Street and Sidewalk Vending.
B. Uses allowed in the I district are as follows and each shall require a use permit:
Bookbinding;
Production, printing, or assembly of finished paper products including publishing facilities, mail services;
Production or assembly of food and kindred products;
Mini storage or warehouse;
Production or assembly of leather products or textile products;
Pharmaceutical products or research laboratories;
Public utility substations and public buildings;
Wineries; including public tours and tastings, winery events and private wine marketing events;
Commercial laundries;
Geothermal activity (exploration, development, and use);
Similar uses determined by the Planning Commission to be similar in nature, as provided by the procedures in Chapter 17.03 CMC.

§ 17.26.025. Lot area and dimensions. ¶
Minimum lot area and lot dimensions in the I district are as follows:
A. Minimum lot area: 20,000 square feet unless otherwise specifically provided by a use permit.
B. Minimum lot width: 100 feet.
C. Minimum lot depth: 200 feet.

§ 17.26.030. Development standards. ¶
The following standards apply to development within the I district:
- A. Setbacks for buildings shall be as specified by use permit; provided, that where the lot abuts

a residential district, the setbacks shall in no case be less than is required under the setback requirements in the abutting residential district.
B. Maximum lot coverage: 40 percent.
C. Maximum height limit of buildings and structures: 30 feet; provided, that where the lot abuts a residential district, all structures within 50 feet of the residential property line shall have a height not to exceed the maximum permitted in the adjacent residential district.

§ 17.26.040. Other development standards. ¶
Additional requirements that apply to development in the I district include, but are not limited to, the following:
A. Off-street parking and loading, per Chapter 17.36 CMC.
B. General provisions and exceptions, per Chapter 17.38 CMC.
C. Use permits, per Chapter 17.40 CMC.
D. Design review, per Chapter 17.41 CMC.
E. Fences, hedges or walls, per Chapter 17.52 CMC.
F. Signs and advertising regulations, per Chapter 17.58 CMC.

§ 17.26.050. Design review. ¶
New construction, remodel or renovation of all structures shall require design review in accordance with Chapter 17.06 CMC.

CHAPTER 17.30 A AIRPORT DISTRICT
§ 17.30.010. Purpose. ¶
The purpose of this combination district is to limit use and development of the glider airport property to airport related uses. This is to protect the long-term viability of the airport, its safety and compatibility with adjacent land uses. (Ord. 460 § 24, 1991)
§ 17.30.020. Uses allowed. ¶
Uses allowed in the A district are as follows and each shall require a use permit: any expansion of uses or new structures that are airport operations or related uses including:
A. Taxi service;
B. Glider operations;
C. Airplane repair and maintenance;
D. Accessory structures and uses related to the above, such as office space;
E. Eating establishments if clearly subordinate and incidental to airport uses. (Ord. 460 § 24, 1991)
§ 17.30.030. Height limit of buildings and structures. ¶
Height limit of buildings and structures in an A district shall be 30 feet. A safety and noise study must be submitted for all new development, expansions to existing facilities where such expansion is greater than 10 percent of the existing area, and intensification of use to determine appropriate structure height, location and land use compatibility. § 17.30.040. Lot area requirements. ¶
A. Lot area requirements in an A district shall be as follows:
Minimum lot area shall be 45 acres;
Minimum lot dimensions, none.
B. There shall be no setbacks for main buildings and accessory buildings unless:
Adjacent to property with a residential zoning designation the minimum setback for any building shall be 30 feet; or
Adjacent to a C commercial zone a minimum setback for any building shall be 25 feet.
§ 17.30.050. Design review. ¶
New construction, remodels and renovation shall require design review in accordance with Chapter 17.06 CMC.
