§ 22-3.1. General. [Ord. 87-017, A3, § 31.301] ¶
For the purposes of this chapter, the specific requirements for tentative, final and parcel maps shall be governed by the provisions of this section.
§ 22-3.2. Division of Land, Five or More Parcels. [Ord. 87-017, A3, § 31.302] ¶
A tentative and final map shall be required for all divisions of land when determined by the City that such land may be divided into five (5) or more parcels, five (5) or more condominiums as defined in Section 783 of the State Civil Code, a community apartment project containing five (5) or more parcels, or for the conversion of a dwelling to a stock cooperative containing five (5) or more dwelling units, except where Section 66426 of the Subdivision Map Act provides that a parcel map shall be filed, unless waived in accordance with the provisions of subsection 22-6.8 of this chapter.
§ 22-3.3. Division of Land, Four or Less Parcels. [Ord. 87-017, A3, § 31.303] ¶
A tentative and final parcel map shall be required for all divisions of land into four (4) or less parcels except such maps shall not be required for:
a. Subdivisions of a portion of the operating right-of-way of a railroad corporation, defined by Section 230 of the Public Utilities Code, which are created by short-term leases terminable by either party with not more than thirty (30) days notice in writing.
b. Land conveyed to or from a governmental agency, public entity or public utility or subsidiary of a public utility for conveyance to the public utility for rights-of-way, unless a showing is made in individual cases, upon substantial evidence, that public policy necessitates a parcel map.
c. Minor lot line adjustments, provided:
No additional parcels are created;
The resulting change in area of the affected parcels is considered minor by the Planning Director;
The access to all affected parcels is maintained or equivalent access is provided; and
The resulting parcels conform to the Zoning Ordinance.
d. Parcel maps waived by the City Engineer as provided by subsection 22-6.8.
