Podium construction (§ 510.2)
CBC § 510.2 lets wood residential stories sit on a three-hour-separated Type I-A concrete podium and be treated as a separate building for height and area.
Definition
Podium construction uses the horizontal building separation allowance of California Building Code § 510.2: wood-framed residential stories sit on a concrete Type I-A lower portion — typically parking, retail and lobbies — separated by a three-hour horizontal assembly, and the code treats the two portions as separate buildings for allowable height and area. The wood "building" starts its story count at the top of the podium deck rather than at grade, the structure is sprinklered throughout, and current code allows more than one podium level.
Why it matters in an underwrite
The podium is how urban California sites get five to seven total levels without paying for a full concrete building — density from wood framing, parking tucked underneath. The cost centers are the podium itself (long-span concrete decks and, at $40,000–$80,000+ per stall, any subterranean parking) and the three-hour deck with its penetration detailing. If the site doesn't need the parking or the extra stories, a simple Type V building is usually cheaper per unit.
