HUD's Multifamily Accelerated Processing Guide (Handbook 4430.G) — the underwriting and processing manual for FHA-insured multifamily loans.

Definition

The MAP Guide is HUD's manual for Multifamily Accelerated Processing — the delegated framework under which approved lenders underwrite FHA multifamily insurance applications (221(d)(4), 223(f) and related programs) for HUD review. The current edition is the 2020 Guide as revised in 2021; it implements the FHA multifamily regulations.

It consolidates the whole credit box: loan-sizing tiers (leverage and DSCR by affordability level), third-party report standards, architectural and cost review, Davis-Bacon administration on construction programs, environmental screening feeding HUD's own review under 24 C.F.R. Part 50, and closing requirements.

Why it matters in an underwrite

On an FHA deal the MAP Guide, not the lender, is the credit policy: its DSCR floors and leverage tiers size the loan, its underwriting conventions decide which income counts, and its environmental chapter determines when noise, floodplain or contamination findings stall the application. Read the applicable program chapter before negotiating the term sheet — lender flexibility exists only where the Guide allows a waiver, and waiver requests add HUD review time.
