20.06.040 - Final/Tract map. ¶

A.
Whenever any provision of this part requires a tentative map to be filed, such map shall be a tract map if the subdivision does not qualify for a parcel map pursuant to Section 20.06.020.
B.
A tentative and final tract map shall be required for all subdivisions creating five or more lots, five or more condominiums as defined in Section 783 of the Civil Code, a community apartment project containing five or more lots, or for the conversion of a dwelling to a stock cooperative containing five or more dwelling units.

20.06.060 - Lot Line Adjustment.
A.
Consistent with the Subdivision Map Act Section 66412(d), a tentative map and parcel map is not required for a lot line adjustment between four or fewer existing adjoining parcels where the land taken from one parcel is added to an adjoining parcel, and where a greater number of parcels than originally existed is not thereby created. Pursuant to the law, adjoining lots may be separated by road, streets, railroads or similar.
B.
The final lot line adjustment shall be reflected in a deed, which shall be recorded to effectuate the lot line adjustment. As an alternative, a parcel map may be utilized in lieu of a lot line adjustment. Applicants may request a waiver of the tentative parcel map.
In addition to the recordation of deeds to perfect the lot line adjustment, modified deeds of trust will need to be executed by the lenders, if any.
C.
Multiple lot line adjustments submitted concurrently or sequentially to circumvent the "four or fewer existing adjoining parcels" will not be permitted. A parcel map or tract map will be required. A waiver of a tentative parcel map may be granted.
