Your contractor is pricing out a small office suite, and halfway down the estimate is a line for "one-hour rated corridor walls" that costs more than the flooring. Or you own a four-unit building, and a plan checker's correction letter says the hallway between the units doesn't meet the rating. It looks like a technicality. It isn't — it decides how the walls get built.
For most California buildings, a shared corridor needs a one-hour fire rating once it serves more than 30 people, and no rating at all if the building is fully sprinklered (§ 1020.2). Apartment and hotel corridors serving more than 10 people are the strict case: they require sprinklers plus a one-hour rating.
A quick translation before the numbers. A corridor here means a hallway you have to walk through to get out of the building — what the code calls part of the "means of egress," the protected path to an exit (§ 1020.1). A fire-resistance rating is how long the wall assembly has to hold back a fire, measured in hours. And occupant load is the headcount the code assigns to a space based on its size and use — not how many people are actually standing there on a given day.

Two things in that table surprise people. "Not permitted" does not mean the hallway is banned — it means you cannot build that corridor without sprinklers, so sprinklers are effectively required. And a day-care corridor keeps its one-hour rating whether or not the building is sprinklered, which is the one row where sprinklers buy you nothing.
The sprinkler trade-off
The single biggest lever on this rule is the sprinkler system. In an office, store, school, factory, or storage building, a full sprinkler system takes the corridor requirement from one hour down to nothing (§ 1020.2). That is a real design decision, not a loophole: the code is trading a wall that contains a fire for a system that puts it out.
The trade runs the other way in residential buildings. There, sprinklers don't remove the rating — they are what makes the corridor buildable at all, and you still owe the one hour.
When no fire rating is required at all
Section 1020.2 carries a list of exceptions, and the first one is the one most readers actually live in:
A fire-resistance rating is not required for corridors contained within a dwelling unit or sleeping unit in an occupancy in Group R.

In plain terms: the hallway inside your own house, condo, or apartment is not a rated corridor. This rule is about the shared hallway that several units or tenants walk down to reach an exit, not the one between your bedrooms.
The other exceptions worth knowing (§ 1020.2):
- Schools where every instruction room has at least one door opening directly to the outside at ground level, and assembly rooms have at least half their required exit doors opening directly outside.
- Open parking garages — no corridor rating required.
- Small offices — a space in a business occupancy that needs only a single way out.
- Corridors along exterior walls, which may have unprotected openings where the exterior wall itself is allowed to be unrated.
How wide the hallway has to be
Rating and width are separate requirements, and it is easy to solve one and fail the other. The minimums (§ 1020.3):

That width has to stay clear — the code does not let you narrow the required width with storage, furniture, or equipment (§ 1020.4).
Dead ends: the twenty-foot rule
Where a building needs more than one exit, a dead-end corridor — a hallway that stops instead of leading somewhere — is capped at 20 feet (§ 1020.5). A full sprinkler system stretches that to 50 feet in offices, schools, factories, stores, apartments, hotels, and storage buildings. There is also a shape-based out: the limit doesn't apply where the dead end is shorter than 2.5 times its own least width, which is what lets you have a wide alcove rather than a long stub.
The rating has to be continuous
A rated corridor is only as good as its weakest stretch. The rating must run unbroken from where you enter the corridor all the way to an exit, and the path cannot be routed through an intervening room (§ 1020.7). Where the way out includes an open stair or ramp, the rating has to continue along that stair and along the connecting corridor on the next floor.
Foyers, lobbies, and reception rooms don't break the chain — as long as they are built to the same standard as the corridor itself.
One more constraint that catches mechanical designers: a corridor cannot be used as a supply, return, exhaust, or ventilation duct (§ 1020.6). Inside a dwelling unit, and in tenant spaces of 1,000 square feet or less, using the corridor to carry return air is allowed.
Existing buildings and remodels
If you are altering rather than building new, the requirement attaches to the work area. For a Level 2 alteration — the code's middle tier of remodel work — the corridor rules apply within the work area and, where stated, across the whole floor (§ 803.1). Where an approved sprinkler system is installed throughout the story, the required corridor rating on that story may be reduced, provided the system also covers the stairway landings serving that floor and the intermediate landings just below.
Older buildings are also generally allowed to keep what they have: corridor walls originally built as rated assemblies under the code in force at the time must be maintained, but existing corridor walls are not retroactively forced to a rating they never had (§ 1105.5.2).
What this page does not cover
These are the statewide floors from the 2025 California codes, in effect since January 1, 2026. Your city can be stricter, and many are — the state code is the baseline, not the final word, so check your local amendments before you build.
Two areas are deliberately left out here because they carry their own separate rule sets: hospitals and nursing facilities, which follow additional requirements beyond this table, and the smoke-barrier construction rules for existing patient-care corridors (§ 1105.5). If your project is a health-care occupancy, treat this page as background only.
This page also does not tell you the occupant load of your own space. That number comes from the building's use and floor area, and it is what decides whether the rule applies to you in the first place — a plan checker or design professional should calculate it.
