ESTABLISHMENT OF DISTRICTS AND ZONING MAPS

17.08.010 Purpose. This Chapter establishes the zoning districts, their uses and application, and other regulations, including provisions for combining districts.

17.08.020 Establishment and designation of

districts. The various zoning districts established and into which the County shall be divided are designated as follows:

A. AE- 160 Exclusive Agricultural District, one hundred sixty acre minimum;

B. AE-80 Exclusive Agricultural District, eighty acre minimum;

C. AE-37 exclusive Agricultural District, thirty-seven acre minimum;

D. A-20 General Agricultural District, twenty acre minimum;

E. A-10 General Agricultural District, ten acre minimum;

F. O Open Space District;

G. O-1 Open Space-1 District;

H. K General Recreational District;

I. R-1 Single-Family Residential District;

J. R-2 Medium Density Residential District;

K. R-3 Multiple-Family Residential District;

L. RE-1 Residential Estate, one acre minimum District;

M. RE-2 Residential Estate, two acre minimum District;

N. RE-3 Residential Estate, three acre minimum District;

O. RE-5 Residential Estate, five acre minimum District;

P. RE-10 Residential Estate, ten acre minimum District;

Q. MU Mixed Use District;

R. C-K Commercial Recreational District; S. C-O neighborhood Commercial District;

T. C-1 General Commercial District;

U. C-2 Heavy Commercial District; V. C-S Special Commercial District; W. BP Business Park District;

X. M-1 Light Industrial District;

Y. M-2 Heavy Industrial District;

17.08.030 Zoning maps. The boundaries of the zoning districts established by this Code are shown on the official zoning map maintained by the Director. The official zoning map adopted by the Board of Supervisors, together with all legends, symbols, notations, references, zoning district boundaries, map symbols, and other information on the maps, is hereby incorporated into this Code by reference, together with any amendments previously or hereafter adopted. .

17.08.060 Resulting zoning on parcel

configurations. The reconfiguration of a parcel through a lot line adjustment, resubdivision, or merger shall not result in an increase in the number of primary zoning districts, except the Open Space and Open Space-1 Zoning Districts may be combined with any other principal zoning district on a parcel.

17.08.040 Amendments to Zoning Map.

Amendments to the Zoning Map shall follow the process established in Section 17.100.110 (Amendments to the General Plan and Zoning Ordinance).

17.08.070 Uses not specifically addressed. Uses that are not specifically addressed in this title will be treated as are similar uses that have been listed. The procedure for this is outlined in Section 17.06.020 (D).

17.08.050 Interpretation of district

boundaries. Where uncertainty exists as to the boundaries of the districts designated in Section 17.08.020, the Director, upon written application or upon his/her own motion, shall determine the location of such boundaries by reference to all available pertinent data and maps. In making such determination, unless the context otherwise indicates, the following rules shall apply:

A. Where boundaries approximately follow streets, alleys or highways, the centerline of the street, alley, or highway shall be construed to be the boundary of the district.

B. Where boundaries approximately follow parcel lines, such parcel lines shall be construed to be the boundaries.

C. Areas of the county which are under water and are not shown as included within any district shall be subject to all of the regulations of the district which immediately adjoins the submerged area. Where a submerged area adjoins two or more districts, latitude exists to include it in any one district or divide it among the districts.

D. Whenever any street, alley, or other public right-of-way is vacated in the manner authorized by law, the zoning district adjoining each side of such street, alley, or public right-of-way shall be automatically extended to the center of such vacation and

17.08.080 Relationship to prior code. The provisions of the Zoning Ordinance, as it existed immediately prior to the effective date of the ordinance codified in this section, are repealed and superseded in their entirety. No provision of this title shall validate or legalize any land use or structure established, constructed, or maintained in violation of this Zoning Ordinance as it existed prior to the effective date of the ordinance codified in this section.

17.08.090 Citation of principal zoning districts. All districts in Chapters 17.10 through 17.18 shall be known as principal zoning districts and may be so cited.

17.08.100 General provisions for combining

districts. All districts in Chapter 17.20 shall be known as combining districts and may be combined with or established in conjunction with any principal zoning district in Chapters 17.10 through 17.18. The regulations hereinafter listed for each of the combining districts shall modify or supplement the regulations for any principal district with which they are combined. All uses and regulations of the principal district shall apply, except insofar as they are modified or augmented by the uses and regulations in the combining district regulations.
