§ 17.18.010. Procedure.¶
Whenever a provision of this title requires that a tentative map be filed, a vesting tentative map may instead by filed. The vesting tentative map shall be filed and processed in the same manner as a tentative map except as otherwise provided in this chapter. The filing of a vesting tentative map is permissive, and the city may not require the filing of a vesting tentative map.

§ 17.18.020. Description required.¶
At the time a vesting tentative map is filed, it shall have printed conspicuously on its face the words "Vesting Tentative Map."

§ 17.18.030. Development entitlements required.¶
A. If a project requires additional zoning approval such as a conditional use permit or a precise plan of design approval, under the ordinances and resolutions effective on the date the tentative map application is complete, the conditional use permit, precise plan of design approval or other zoning entitlement must be obtained prior to or concurrent with the approval of a vesting tentative map.
B. A vesting tentative tract map project, which does not otherwise require the approval of a conditional use permit or any other zoning entitlement exclusive of a building permit, shall require precise plan of design approval prior to or concurrent with the approval of the vesting tentative tract map.

§ 17.18.040. Vested rights.¶
Approval of a vesting tentative map confers a vested right on the subdivider to proceed with development in substantial compliance with the ordinances, policies and standards in effect on the date that the application for the vesting tentative map was complete. However, such vested rights of the subdivider may be denied only under the following circumstances:
A. Where recognition of the vested right would place the residents of the subdivision or the immediate community, or both, in a condition dangerous to their health or safety, or both;
B. Recognition of the vested right would be a violation of state or federal law.

§ 17.18.050. Amendment of vesting tentative maps.¶
A subdivider may apply for an amendment to a valid unexpired vesting tentative map to secure a vested right to proceed with ordinances, policies or standards, which were changed subsequent to the approval or conditional approval of the vesting tentative map. An application for such amendment shall clearly specify the changed ordinances, policies or standards for which the amendment is sought.

§ 17.18.060. Expiration of vesting tentative maps.¶
The approval or conditional approval of a vesting tentative map shall expire at the end of the same time period, and shall be subject to the same extensions established by this title for the expiration of the approval or conditional approval of a tentative map.

§ 17.18.070. Duration of vested rights.¶
The rights conferred by this section shall expire if a final map is not approved prior to the expiration of the vesting tentative map. If the final map is approved, the rights conferred by this section shall be valid for the following periods of time after the recordation of the final map:
A. Where a single final map is recorded, two years;
B. Where multiple final maps are recorded, one year from the recordation of the final map for that phase;
C. If the subdivider submits a completed application for a building permit during the periods of time specified in subsections A or B of this section, the time shall be extended until the expiration of that permit, or any extension of the permit granted by the city.
