Residential Tenant Protection Ordinance
Effective September 6, 2026
On July 27, 2026, the Alhambra City Council adopted Ordinance No. O2M26-4861, establishing additional relocation assistance requirements for certain no-fault residential evictions within the City of Alhambra.
This ordinance supplements California's Tenant Protection Act (AB 1482), as amended by Senate Bill 567 (SB 567), by increasing the amount of relocation assistance required in qualifying situations. It does not change the state's rent cap or just cause eviction laws.
How much relocation assistance is required?
For qualifying no-fault evictions covered by the ordinance, the landlord must provide either relocation assistance equal to three months' rent, or waiver of the payment of rent for the final three months of the tenancy, at the owner's option.
Which rental properties are covered?
The ordinance generally applies to residential properties that are already subject to California's Tenant Protection Act. However, except in cases involving demolition or substantial remodel, the City's increased relocation assistance requirement does not apply to properties containing four or fewer units.
What happens if the required relocation assistance is not provided?
Under the ordinance, failure to strictly comply with the relocation assistance requirements shall render the notice of termination of tenancy void.
The City cannot provide legal advice or determine whether a particular tenancy or eviction is covered under state law.
